Research on office leasing income optimization based on characteristic price model

Abstract

This paper takes an eight-story office building near Nanjing University of Science and Technology as the research object, aiming to optimize the leasing income of this office building through the eigenprice model. Firstly, this paper analyzes the office leasing cost in detail, including construction cost and operation cost, and establishes the cost model. Secondly, this paper selects the main characteristic factors that affect the office rental price, including location factors, environmental factors and building factors, and quantifies them. Then, this paper constructs the characteristic price model based on linear function form, and conducts regression analysis on the data of 45 office buildings by SPSS software, and obtains the final characteristic price model expression. Finally, this paper uses the model to optimize the rental price of the office building near Nanjing University of Science and Technology, and calculates the maximum rental income in one year.
